Seen the ideal French property, but haven’t got time to check it out ?

As independent advisers Baguette’s founder consultant will check out properties on your behalf, compile a report with our photographs, not those supplied by vendors or estate agents, the land registry (cadastral) plan, the property’s features and details of any land and outbuildings to be sold with the property. We will comment upon the asking price and if we find it to be justified, the agent’s commission, plus the level of stamp duty and notaire’s fees liable.

Ours is not a property finder service, it does however allow you to decide if the property you have instructed us to check out merits your viewing.

We take account of the local environment, as what’s the point of you visiting the perfectly-sounding property only to find an intensive pig unit 200 metres upwind of the property ? We take account and report back on any special observations that you might have, the features that the property must have as well as the "must not have’s". In effect, we save you considerable time and money.

Our report is impartial, we work for, and are remunerated by, you, not the vendor nor their estate agent. We report as we find the property – "warts and all."

Time is essential and in order to gain you time we will send our reports electronically or by post (if preferred). We will act upon e-mailed or faxed instruction, but require a confirming letter within 5 working days.

Following receipt of our report should you wish to visit the property we can, if required, accompany you. As registered translators we ensure that your questions get answered and to your satisfaction. Further to this we are able to, within our Property Acquirers Service, advise you throughout the conveyancing process and following. We will liase on your behalf with notaires, solicitors and the like. We will translate your personal details, as required by the instructing notaire.

Though we are not qualified to undertake structural surveys, we can instruct qualified surveyors on your behalf. We will translate their report !
